Private treaty

Have you ever wondered why some homes sell for more money than other similar homes ? Have you ever wondered why some homes sell more quickly than others ? The saying is location, location, location, which is very important, however it’s also about presentation. How your home is presented is vital to a sale taking place.

Put yourself in the buyer's shoes, a buyer will always look at a number of properties on the market and have a  rough idea where they want to live. In most cases they will have a set budget also. They will know how many bedrooms they would like, if they want a large garden or small garden, etc.

They will then look at a range of properties that meet their criteria, they will compare them, and then decide which home is best for them. Very rarely will your house be the only house for sale in your area, therefore in order to get the best price you need to make sure your home is looking it's best.

Some homes are immaculate all the time, however most are lived in and need some care and attention. Always remember homes are sold to real people like you and me. Families with children, single people or couples, people with or without pets. Each will view your home differently to see which suit their requirements the best, however a house that is presented well, will always sell well.

How does your house price compare ?

We will always want the best price for our property, that's normal. However we must also compare the price of our property to the properties nearby that we are competing with. If you want to ask more for your property than your competition, the buyers will want to be able to see why.

We can help you look at comparable property prices in your area to help you set a price that you feel comfortable with. We are here to help you sell your property, we are part of your team, and it's very important to us that you feel happy with us and our service.

We believe that selling your property can be a stress free experience when working with an experienced and supportive estate agent, that's why we have chosen to work with an independent agent who offers a truly bespoke service, someone who will listen to your requirements and act on them.

We see selling your house as a partnership and we will try our best to do our part. We offer local  direct marketing campaigns designed to help you achieve the best possible price for your property in the best possible time.

The valuation.

We will review similar properties that have sold in your area beforehand and properties that are currently on the market and discuss a valuation with you looking at the local house price market. Once a price has been agreed contracts will be signed for the marketing to begin.

Instruct a Solicitor.

We recommend you instruct a solicitor at this point to avoid delays.

Present your property.

To maximise the sale of your property make it pleasing on the eye when buyers come calling. Make any necessary repairs to your house so the buyers feel it has been looked after. This is also a good time to de-clutter to make the rooms look larger and brighter so buyers are able to visualise themselves in your property. Spring clean so it feels and looks fresh and clean. A clean and tidy property is a must when selling your home and will go a long way towards getting you the best possible price.

This will be discussed with you as your input is very important to us. Once a price has been agreed we will market your property on Rightmove, Zoopla, Social media platforms, and locally via direct marketing campaigns.

Mortgage Advice.

We are happy to put you in contact with our independent mortgage broker to help with funding your new property.

This will be discussed with you taking into account your preferred options. Open houses can be arranged so you have all your viewings on a set day and time that suits you. Open houses usually work better on the weekends and can run from one to two hours. Unfortunately in the current climate this will not be possible.

Or if you prefer one buyer at a time this can also be arranged.

The offer.

Once an offer has been made we will contact you for your feedback.

Sale is agreed.

Once a agreed we will do everything we can to to progress your sale to exchange.

Contracts are exchanged.

Once your buyer has exchanged they can not pull out so it's time to relax.

Your solicitor will call you when the funds for you property have been cleared and all the paperwork has been done.

Congratulations your house is now sold !

Any information you need throughout the process is just a phone call away.

We will always try our best to make the sale of your property as stress free as possible.
